A modern compound in Venice, CA, designed by its architect owner, has come on the market for $4 million. Known as the McRight/Wagner home and studios, the property features two separate buildings for both living and working.
In 2001, Warren Wolff Wagner—the man behind W3 Architects—built the concrete building that now faces the street from the ground up. He’s housed his boutique firm in the structure, which showcases his signature sustainable design. He also added a separate top floor studio for his wife, the artist Blue McRight.
Wagner’s projects combine the “seamless integration of solar and sustainable technologies with a high aesthetic standard of architectural design.”
“We purchased this property and designed the building 21 years ago to serve our mutual studio needs,” Wagner said in a statement. “The existing house and the new studios created a compound and garden environment that facilitated a great live/work lifestyle for us here in Venice.”
With two aesthetically pleasing buildings, his creative compound provides multiple possibilities.
The concrete building features two bedrooms, two bathrooms, and 2,200 square feet of well-designed space. A vintage midcentury modern abode at the back of the lot offers an additional two bedrooms and 1,076 square feet.
Mature, drought-tolerant landscaping serves to connect the two structures. Beyond the greenery, outdoor spaces also feature a fire pit, space for outdoor dining, and “ample room for pool and future additions,” as the listing notes. “It’s a unique configuration,” says the Compass listing agent, Brian Linder.
The agent believes the timing is right for this type of offering.
“There is more demand,” he says, “because people have been working from home for the last year and a half.”
This style of property offers a true delineation between work life and home life.
“It’s nice to have a completely separate structure,” he says.
The space designated for work houses the architecture office downstairs and an artist’s workshop on the upper level, accessed by an exterior staircase.
Besides space for workstations, the floor features a galley kitchen and an eating area. Thick block walls and polished concrete floors create an edgy industrial look—and keep the space cool. Large, custom steel doors can be completely opened to create a cross breeze.
Other sustainable attributes include a passive solar water system for in-floor radiant heat, and use of environmentally sensitive materials such as exposed structural steel and glued, laminated timber. Even with two houses, an owner won’t experience sky-high electric bills. The property’s solar power runs the house, studios, electric car, and spa.
When work is done, head to the other end of the lot and the original bungalow built in 1962. The charming space has since been opened and expanded, with elements like raised ceilings, large skylights, exposed wood framing, and French doors that open to an outdoor deck and spa.
“It’s a very flexible space that could be kept as it is,” Linder says.
Should a new owner desire to expand the living quarters, the older home could be torn down in favor of a larger home.
Buyers who don’t require as much office space could live in the main lower level of the concrete structure, and turn the upstairs area into an office or gym. Linder notes that the upper level could be reconfigured with bedrooms and more bathrooms.
The smaller home could serve as a guesthouse. Located near the tech hub of Silicon Beach, the listing has drawn interest from tech types, Linder notes, as well as musicians and artists with the means to purchase a multimillion-dollar property and an interest in opening up a business right next to their home.
